Energy efficiency is the future of housing, and the Energy Efficient Mortgage (EEM) is the future of home buying.

Why become an EEM Partner?

Next to a mortgage payment, the single largest expense of home ownership is utility costs.   Homebuyer awareness and demand for energy efficiency is on the rise, and many of those buyers are looking for knowledgeable and experienced professionals to find creative solutions.

With approximately 100 million existing homes in the U.S. older than 10 years, a record number of foreclosures, record low mortgage rates, and swiftly rising utility costs, the market has never been more primed and ready for Energy Efficient Mortgages.

The EEM program recognizes that if energy efficiency improvements are made at the time of purchase, utility bills will go down, and the overall monthly costs of ownership will be less.  Because of this, EEMs allow borrowers to finance the cost of these improvements into a single mortgage

EEMs also allow builders and developers the possibility of receiving a higher purchase price despite appraisals that do not account for the home’s energy efficient features.

EEMs make sense.  They benefit everyone involved.  However, they have not been widely used due to lack of awareness, lack of promotion, and lack of properly trained professionals.  By becoming an EEM Partner, HERS Raters, real estate agents, lenders, contractors, and builders can learn how to competently leverage this great product while helping their clients save money and live in a better home.

In 2011, FHA endorsed 1,270,914 loans, only a fraction of these included an EEM.  This represents a tremendous lost opportunity for the borrowers who could be saving money each month while living in a more comfortable and more valuable home that has better air quality.  This is also a lost opportunity for the energy industry!  HERS Raters, real estate agents, lenders, contractors, and builders can increase their business and profits with EEMs.

Students successfully completing this course will earn the EEM Partner Designation and enjoy many Partner benefits.
